The ‘Selective Licensing Scheme’, recently introduced within 16 wards of the Liverpool Borough. Landlords who operate privately rented homes within these areas must now obtain a ‘Selective Licence’ in order to continue business.

Rachael Doyle “The benefit of this scheme is to ensure that both landlords and tenants are more secure in the knowledge that the other has been ‘vetted’. Landlords must ensure that the property meets all of the relevant safety standards and tenants will have to declare any convictions for dishonesty, violence or drug-related offences, or breaches of housing, landlord or tenant laws.

There are a number of discounts available, such as ensuring the property has an EPC grading of C or above, and various landlord memberships, but the largest is by applying sooner rather than later!”
